- 50% of options money is due at this time
- Finalize selections, options, and upgrades

- Schedule a pre-construction meeting
- Set foundation forms
- Install underground plumbing
- Mandel Home and/or city inspection
- Prepare foundation
- Mandel Homes structural engineer and/or city inspection
- Place foundation
- Rough grade
- Pre-construction inspection
7. Pre-Construction
What you need to do
- Meet with the builder and sales counselor to review options, blueprints, and home site
What Mandel Homes will do
- Carpentry frame & roof install
- Rough mechanical systems install
- Insulation & energy sealing pre-drywall orientation & energy inspection
- Install tape, bed & texture drywall
- Trim carpentry and paint
- Cabinets, vanity tops, ceramic tile & counter install
- Exterior finish & hard surface flooring install
- Mechanical fixtures & utility connections install
- Carpet, hardware, mirror & shower enclosures
- Cleaning and touch-up work
- Mandel Homes and/or city inspection (where applicable)
8. Obtain
What you need to do
Secure homeowners insurance
Verify that loan documents and requirements are complete
What Mandel Homes will do
Gas and electric meters installed
- Landscaping installed (weather permitting)
- Builder Walk Through with Superintendent and Sales Counselor
- Final city inspection
- Mortgage inspections
- Quality inspection list completed
9. Pre-closing Orientation
Your sales counselor and builder formally introduce you to your new home.
This is our chance to orientate you to your new home.
10. Closing
What you need to do
Close with our recommended attorney or title company
- Sign all papers
- Once loan funds, go to sales office and pick up your keys!
What Mandel Homes will do
- New Home Orientation
- Ensure home is 100% complete to customer’s satisfaction
- Courtesy visit by Sales Counselor at 1 month, 5 months, and 11 months
